TITLE INSURANCE IN THE DOMINICAN REPUBLIC

Even though most of the real estate purchases being made in the Dominican Republic are still being done using traditional title research methods, title insurance can be one way to make it even safer and more standard-compliant.

Securing your investment is one of the most important aspects of a real estate transaction, and title insurance can be an excellent tool, specially for those who prefer to deal with well known American providers such as Stewart Title and First American Insurance company.

Title insurance companies will perform a title research dating back to several former owners, to make sure that the property was transferred correctly from one owner to the other and there are no liens on the title. A thorough search in the public records will reveal whether the title has no opposition, or if it does.  Many lawyers have done title research as part of their legalization process since decades ago, because of the need to validate real estate transactions. If you want to use a title insurance provider in the Dominican Republic, we recommend Stewart Title and First American Insurance Company.

Some of the properties that we sell are eligible for a cash back of 1%  if you decide to use title insurance and the house is purchased. Most title research companies charge 1% for their services and we consider it would be appropriate if the buyer could have the choice to get those fees back once the purchase transaction has been completed.

We make sure that the properties we offer are all researched and in good standing, though it is always a must that we should have the lawyer do a complete research on the title. If Title insurance is purchased, we hand the process over to the title insurance agency and let them manage the process. Taxes, Liens, and any other condition is investigated to clear the title and have it issued on your name.

Most of the purchases of Luxury Dominican Republic villas and large commercial properties are done using title insurance because of the usually large sums of money involved. The attorney, title company or licensed abstracter can issue a certificate of title, stating the condition of the title. This is not a guarantee that the title is clear.
